The Corpus Christi City Council approved the Mirabella Public Improvement District’s petition Tuesday. A fully-equipped residential development located off Chapman Ranch Road and County Road 22.

In accordance with state law, a public hearing will be held on the petition filed on behalf of Rose Development.

The city’s Public Improvement District will use tax dollars to fund infrastructure needs such as water distribution, roads and landscaping.

“An appraisal is done on every property within that district, and the appraisals that are collected help pay for all that infrastructure,” said Corpus Christi City Assistant Manager Heather Hurlburt. I am.

Mirabella will include 300 acres with more than 1,100 homes, 23 acres of parks, 13 miles of hiking and biking trails, a community center, pool, and playground.

“It’s offering a different product. If you look at some of the larger cities in other parts of Texas, these amenity-based housing developments are very popular and offer a little bit more of a higher level to the residents who live there. We provide amenities,” Hurlburt said. .

James Maddalone is a developer based near London who supports the idea of ​​growth.

“When you look at the layout, it looks like it’s very thoughtfully laid out and has nice big parks and pools and sidewalks and trails. I think it all looks very inviting,” he said.

James and his wife Megan Maddalone own London Square Plaza. They had seen London’s growth and were looking forward to further development.

“London Square Plaza, which is on the corner next to London ISD, has been doing really well for the past two years. I think people are really using it for games and after-school hangouts,” James said. Along with the courtyard. It feels as though this is the next step in growth and London’s continued growth requires the introduction of large scale subdivisions like this. ”

Hurlburt hopes to see more developments like Mirabella, which she said Corpus Christi needs.

“We are working with several developers across the city who are looking to build large master-planned communities. I hope there will be a little more development,” she said.

If approved, the project would be a 10-year development spanning six phases and would be worth $467 million.

The city will also consider creating a tax increment reinvestment zone for this and future developments.

A public hearing will be held at the City Council meeting on December 3rd.
