Pradhan Mantri Awas Yojana – Urban 2.0
Help for urban families with annual income up to ₹9 lakh and no pucca house anywhere in India to build, buy or rent a home. EWS families can get up to ₹2.50 lakh to build or buy a house, and EWS/LIG/MIG families can get an interest subsidy of up to ₹1.80 lakh on a home loan.

What you get
- Beneficiary-Led Construction (BLC): up to ₹2.50 lakh for an EWS family to build a new pucca house on its own land.
- Affordable Housing in Partnership (AHP): up to ₹2.50 lakh for an EWS family towards buying a house built by public or private agencies.
- Affordable Rental Housing (ARH): rental homes for urban migrants, working women, industrial workers, homeless people, students and other eligible people.
- Interest Subsidy Scheme (ISS): 4% interest subsidy on the first ₹8 lakh of a home loan, for loans up to ₹25 lakh on a house worth up to ₹35 lakh, tenure up to 12 years.
- ISS subsidy is capped at ₹1.80 lakh, paid in 5 yearly instalments to the loan account; it applies to loans sanctioned and disbursed on or after 1 September 2024.
- States/UTs may add their own top-up assistance.
Who can apply
- Families in the EWS, LIG or MIG group living in urban areas with no pucca house anywhere in India.
- EWS: annual household income up to ₹3 lakh. LIG: ₹3 lakh to ₹6 lakh. MIG: ₹6 lakh to ₹9 lakh.
- BLC and AHP house assistance is for EWS families only; ISS is open to EWS, LIG and MIG.
- A beneficiary family is husband, wife and unmarried sons and/or daughters.
- The town must be a statutory town or a notified planning/development area covered by the scheme.
- Houses are to be in the name of the female head of household or jointly with her; a widower, unmarried or separated person, or a transgender person can hold the house in their own name.
- Preference goes to widows, single women, persons with disabilities, senior citizens, transgender persons, SC/ST, minorities and other weaker sections.
Who cannot apply
- Anyone allotted a house under any Central, State/UT or local government housing scheme in the last 20 years, in urban or rural areas.
- Families that own a pucca house anywhere in India.
- ISS: a property whose previous owner already received the subsidy; a loan moved to another lender by balance transfer (the subsidy cannot be claimed again).
- ISS: loans above ₹25 lakh or houses worth more than ₹35 lakh.
Documents usually needed
- Aadhaar (or Aadhaar Virtual ID) for the applicant and family members.
- A signed self-undertaking that you meet the income limit and own no pucca house (format in the scheme guidelines).
- BLC: proof of ownership of the land where the house will be built.
- ISS: a self-certificate or affidavit as proof of income.
How to apply
- Register on the PMAY-U 2.0 Unified Web Portal using the 'Apply for PMAY-U 2.0' link on pmay-urban.gov.in.
- Read the instructions, choose one of the four verticals, complete the eligibility check, give consent for Aadhaar authentication, and fill the beneficiary survey form.
- BLC applicants can also approach their Urban Local Body (ULB) or implementing agency with the required documents.
- ISS applicants register on the portal; the application is forwarded to the bank or housing finance company (PLI) for the loan.
- The ULB/State verifies eligibility before the house is sanctioned.
